  • 本研究探討影響住宅房價的社會經濟因素,以及社會經濟因素對不同住宅市場的影響效果。首先,分別分析影響臺灣與美國房價的社會經濟因素,並探討哪些社會經濟因素分別對臺灣與美國區域房價的影響效果。雖然臺灣住宅市場在規模上遠小於美國的住宅市場,然而社會經濟因素對房價的影響卻有許多相同之處。本研究進一步比較臺灣與美國的住宅市場,經分別探討影響臺灣與美國房價的社會經濟因素,發現有婚人口比例、個人平均所得、高學歷人口比、租金所得比等因素,均對臺灣與美國房價產生正向影響,而暴力犯罪率和空屋率則對臺灣與美國房價產生負向影響。當整合臺灣與美國房價模型後,發現臺灣在人口數及有婚人口比例等兩項因素,對房價的影響力較美國大;在高齡人口比例及家庭所得等兩項因素對房價的影響力,則較美國小。


    This study examines the determinants of socioeconomic factors on housing prices and their effects in different housing markets. First, this paper analyzes the determinants of socioeconomic factors on housing prices and their effects among various regions in Taiwan and the United States respectively. Although the scale of housing market in Taiwan is much smaller than the housing market in the United States, there are some of the same determinants of socioeconomic factors on housing prices in Taiwan and the United States respectively. The results reveal that the percentage of married population, average annual wage, the percentage of highly educated population, and rent-income ratio produce greater effects on housing prices. The violent crime rates and vacancy rates produce negative significant effects on housing prices. Furthermore, this study generates two findings after integrating the housing price models of Taiwan and the United States. First, the population and the percentage of married population produce greater effects on housing prices in Taiwan than those in the United States. Second, the elderly population percentage and household income produce less significant effects on housing prices in Taiwan than those in the United States.
