建設公司投資興建專案及推案過程中，土地投入成本佔總投入成本約55 ~ 60%，開發階段的成本投入主要受經濟、政治、及景氣等不確定性影響機率極大，「投入與否」與「立即、延遲開發」為極少數的策略選擇，規劃設計、施工興建階段雖僅佔總投入成本25%~30%，但在此階段的施工管理卻極為重要，可導入策略管理管制，提升效果與效益，更可開創銷售收益，及建設公司日後推案利基；為提升此階段管理績效。本研究依據作者營建與建設公司建案管理經驗，經由30位專家焦點式深度訪談(In-Depth Interview)，彙整各專家寶貴經驗與觀點，作為層級分析法(Analytic Hierarchy process，簡稱AHP)底層調查問卷，並取得69份調查資料，經分析確立一致性結果；經由專家深度訪談－層級分析結果，本研究就建設公司施工管理四大領域指標研擬提出10項處理原則，進而對訪談彙整出之建設公司施工管理問題，共提出56項因應對策，並經原受訪專家審視起得共識，隨後著以案例探討分析，確認本研究確實有其效益，可為建設公司施工管理之參考依循。

Generally, the cost of land is the most significant budget for a process of building investment. This part is about 55-60% of the total payment and can be influenced by the unpredictable factors, such as economic depression and public policies. Although the cost of planning and construction is only 25-30%; however, the management in this process might lead to the most obvious cost control. Effective managements can link to the benefit of sale and further affect to future cases. This study is discussing about problems and resolutions of constructions based on the writer’s experiences, in-depth interview and analytic hierarchy process (AHP). This also involves 69 questionnaires to evaluate a homogeneous conclusion based on the successful cases and shows a guide of future construction programs. Through depth interviews with analytic hierarchy process analysis. In this research , develop ten processing principles which based on four field indicators construction management indicators in construction company . Further interviews compiled for the construction management of the construction company. A total of 56 response strategies. Experts interviewed by the original examination and get up consensus. Then the analysis of case study. Confirm this study does have its benefits. Construction management company for the construction of the reference to follow.
