本研究依據美國綠建築LEED BD+C之評估指標為基準,針對都市型之辦公大樓進行性價比之評估調查。本研究採用Saaty所提出之層級分析法(Analytic Hierarchy Process,AHP)建立都市型之辦公大樓LEED綠建築性價比指標之權重體系,共有「選址與交通」、「可持續場址」、「用水效率」、「能源與大氣」、「材料與資源」、「室內環境品質」等六大構面及38個評估指標因子,經由LEED專家問卷調查的結果,再利用AHP的軟體Expert Choice 2000進行計算,得到各構面指標之權重及各評估指標因子之總權重,而各構面之權重值分別為選址與交通構面權重值0.294,排序第一,能源與大氣構面權重值0.226,排序第二,室內環境品質構面權重值0.202,排序第三,可持續場址構面權重值0.111,排序第四,,用水效率構面權重值0.104,排序第五,而材料與資源構面權重值0.062則為最低,排序第六。而38個指標評估因子中整體權重排序,指標評估因子前十名者,依序為優良公共交通連接,整體權重0.09026,整體排序第1、能源效率優化,整體權重0.07616,整體排序第2、周邊密度和多樣化土地使用,整體權重0.06703,整體排序第3、室內用水減量,整體權重0.05179,整體排序第4、高階能源計量,整體權重0.03752,整體排序第5,可提供給業主、設計者、施工者,做為未來在執行美國綠建築LEED BD+C規劃的方針。
This research is based on the LEED BD+C assessment index to evaluate the cost-performance of metropolitan office building. This research adopts Saaty’s Analytic Hierarchy Process (AHP) to establish LEED green building cost-performance index weighting system of metropolitan office building. Indices include six main aspects as of Location And Transportation, Sustainable Sites, Water Efficiency, Energy and Atmosphere, Materials and Resources, Indoor Environmental Quality, and another 38 assessment index factors. With experts’ respond to the questionnaire, calculated by using AHP’s Expert Choice 2000 software, then I conclude the weighting of each aspect and the total weighting of each assessment index factor.
The weighting of each aspect by ranking is:
(1) Location And Transportation: weighed 0.292, ranked the first.
(2) Energy and Atmosphere: weighed 0.226, ranked the second.
(3) Indoor Environmental Quality: weighed 0.202, ranked the third.
(4) Sustainable Sites: weighed 0.111, ranked the fourth.
(5) Water Efficiency: weighed 0.104, ranked the fifth.
(6) Materials and Resources: weighed 0.104, ranked the sixth.
Among those 38 assessment index factors, ranked by total weighting, the top ten factors are:
(1) Access to Quality Transit: weighed 0.09026, ranked the first.
(2) Optimize Energy Performance: weighed 0.07616, ranked the second.
(3) Surrounding Density and Diverse Uses: weighed 0.06703, ranked the third.
(4) Indoor Water Use Reduction: weighed 0.05179, ranked the fourth.
(5) Advanced Energy Metering: weighed 0.03752, ranked the fifth.
These information can be applied and utilized while applying and execution of USA green build LEED BD+Cfor project planning for owners, designers, constructors
