台灣於民國92年成為高齡化的社會，民國107年進一步成為高齡社會，預估未來將於2025年進入超高齡社會。何謂「銀髮友善住宅」？在超高齡社會來臨的時代，台灣未來需要什麼樣的樂齡宅？
本研究整理過去研究，並結合文獻與理論的支撐，理解高齡者的居住安排，從傳統孝道觀念、健康狀況、財務支持、以及家戶組成等方向來思考。設身處地，以實際居住的長者視角為出發點，檢視目前國內頂級銀髮樂齡宅的規劃及服務，是否能夠滿足長者的各方面需求，商業模式是否有機會成功，並探討銀髮住宅未來所應該具備功能。
本研究採用文獻分析法及案例研究法，對於各類的文獻與研究主題相關的部分，進行彙整研究與整理工作，能夠了解不同身心靈狀態的高齡者對於居住環境的需求，並蒐集目前國內外有關高齡者住宅相關空間的規劃設計法令規章、政策進行全面性的彙整分析，再回顧不同住宅類型之銀髮友善住宅空間相關文獻，據以釐清、統整出目前國內對於高齡者住宅相關空間的定義以及設計內容。接續透過完整直接的實地考察及思考，盡可能從各個面向切入，才能夠建構周全和深入的理解，並說明個案的現況與未來，進一步提出本研究的結論與展望，最後透過相關資料及調查結果的分析。
本文研究以內容分析法彙整提出理想的樂齡住宅應具備的條件包括:健康呼吸的空氣環境、自然健康的光環境、潔淨的水環境、全齡友善環境、舒適空間格局、空間色彩能量、創新科技與智慧銀髮宅。同時針對台灣銀髮住宅提出四點相關的建議，1. 著重環境氣氛營造，讓長者產生積極正向的生活氛圍。2. 針對潛在客群做更精準的地段定價拿捏，產生經濟規模。3. 參考歐洲、日本、美國等國家的經驗值，從使用者的角度切入，對於空氣、陽光、水、色彩、空間做更好的安排。4. 用歡樂氣氛取代悲情臨終的感受，讓長者可以感到時尚、領先、正面能量的氣氛營造，以使用者的角度，切入高資產族群市場。提供兼顧使用者生理及心理的需求，期許未來樂齡住宅的規劃方向，能夠滿足銀髮長者的身、心、靈。

In this paper, the content analysis method is used to summarize the conditions that the ideal senior housing should have, including: a healthy breathing air environment, a natural and healthy light environment, a clean water environment, a friendly environment for all ages, a comfortable space pattern, spatial color energy, and innovation Technology and wisdom silver hair house. At the same time, four relevant suggestions are put forward for Taiwan's silver-haired residences. 1.
