近年來,小坪數的不動產住宅已成為一種趨勢,本研究主要探討消費者在都會地區購買不動產時,其考量的購屋因素及各因素之間的相對重要程度,首先以文獻回顧歸納都會區消費者購屋考量構面分別為「區域環境」、「建物規劃」、「產品魅力」、「財務考量」四大構面,構面之下再區分共二十一項評估因素,其次進行問卷調查,以分析層級程序法取得都會區消費者購屋考量的構面、評估因子權重值,了解消費者購屋考量因素的相對重要程度、優先順序,研究結果可提供予相關業者參考,以滿足消費者購屋需求,減少供給方與需求方的資訊落差現象。


In recent years, purchasing compact apartments in densified urban area has been an increasingly important concern and a challenge in architecture industry. The purpose of this paper is to evaluate the weights of criteria for purchasing compact apartments in densified urban area that provides decision-makers the priorities strategy. AHP was applied in this study to establish the hierarchy structure and evaluate the weight of criteria for purchasing the compact apartments in the densified urban area. This research referenced literature review to establish the main criteria hierarchy that contained regional environment, building planning and design, product charm and financial considerations. Within the 4 criteria, 21 sub-criteria were identified at the hierarchy structure. The analysis result of this study may help decision-makers understand the relatively important and ranking of criteria to make effective and efficient decisions in limited budget for purchasing compact apartments in densified urban area.
