  • 本文管理個案- S 房屋仲介公司,是一家以不動產仲介交易為主要營業項目的大 型企業,旗下分店皆為直營式經營,以直營體系的房仲公司而言,通常以合作方式來 共同經營商圈,但又會因需要達成自己單位的業績目標而彼此競爭,所以是一種既合 作又競爭的模式,但各分店為求生存,會不會造成內部競爭大於合作呢?又會不會因 各式激烈的競爭手段而造成公司組織內部的內耗呢?身為管理者面對各單位的衝突, 又該如何解決呢?
    透過本案例的研討可以瞭解,在既合作又競爭的情境之下,所造成組織管理上的 衝突與矛盾。最後利用組織的制度適當的變革調整之下,就可以降低各單位合作上的 衝突,並且將合作的效益發揮到最大。本文包含個案內容及教師手冊兩個部分,透過 本文可以培養企業或組織的領導管理者在遇到類似的情境該如何解決問題,並且在快 速變動的環境之下,從不同的角度啟發學習,最後做出最佳的決策以解決組織的問題。


    Taiwan has a shallow market economy that is highly prone to the influence of external environment changes., identifying a method to flexibly adapt to the market at times of substantial market environment changes is a challenge that Taiwanese small and medium- sized enterprises. This study adopted the Harvard case method to describe how Sandy, the case's owner, escaped from the corporate crisis and started her jewelry industry business encounter by the company as well as the adaptive strategies that are employed.     The subject of this case study, S real estate brokerage, a large-scale real estate company focuses on brokerage and trading. The company manages all of its chain stores and has no franchises. Chain stores of real estate trading companies usually cooperate with one another for better performances in business districts; however, at the same time chains compete with each other in order to achieve their own sales performance requirements. Therefore, companies’ working environments become both competitive and cooperative within chains and each chain strives for its own performance. Will the situation affect chains to emphasize more on internal competitions rather than cooperations? Will the intense internal competitions reduce the company’s overall performance? How should a manager deal with various unit conflicts between chains?
    Through the case study, we gain insights on the organizational management conflicts in the context of cooperation and competition and how the company reduces the conflicts among various units and maximize the benefits of the cooperation by making appropriate changes and adjustments in the system. This paper contains two parts: the content of the case subject and the teacher’s manual. Through this article, managers and leaders of enterprises can gain insights on dealing with similar situations, cultivate leaderships, inspect situations
