近年來,ICT科技高度成熟發展,及行動網路、雲端運算技術與物聯網的被廣泛應用,世界各國政府紛紛提出智慧城市及相關領域產業的創新理念、計畫與應用,以應對人口老化、氣候變遷和能源永續發展等問題;此外,也將為其產業鏈末端的物業管理產業帶來衝擊,如何面臨「智慧化」進行企業轉型則是勢在必行,更是一種契機。
本論文研究步驟依序透過建築智慧化的文獻探討,觀察未來趨勢脈絡,將以台灣物業管理產業概況、市場競爭對手及系統整合商產品為基礎,分別透過波特五力分析、SWOT分析、價值鏈分析等方法,為產業、個案公司進行競爭力剖析;並依循個案公司的集團策略方向,融合上述分析方法結果,規劃適時、適地的短、中長期的台灣市場戰略規劃,創造實質的淨利成長。
In recent years, ICT technology is highly developed. Mobile internet, cloud computing technology and IoT are accepted and used extensively. More and more countries have started to devote constant efforts to develop the smart city and related innovative concepts, plan and applications in order to cope with population aging and climate change and energy sustainability issues. This will also impact the operation of the facility management industry which is at the end of its industrial chain. It is not only an opportunity but also an inevitable trend to face the “intelligentize” and make business functions transformation.
This study uses the literature review of the intelligent building to observe the future trend and development. Meanwhile, based on the overview of the facility management industry, this study analyzes competitive advantage of case company and facility management industry through Porter's Five Forces, SWOT and Value Chain analysis. In accordance with the case group company’s strategy and the result of above analysis method to propose a timely and appropriate short-term and midterm tactical plan for Taiwan market to create a practical net profit growth.
