提供消費者在預售屋階段作變更設計是建設公司提升服務品質的方法之一。歷年來已有許多研究欲改善使用者與專業者的溝通效率,但隨著BIM技術日趨成熟,開發商利用其幾何元件與非幾何資訊連結的特色,將比傳統方法更能掌握精確的材料計算、成本等等。

本研究目的為導入BIM來提升客變的設計效率,實際開發一個系統¬¬使買賣方透過網路進行設計溝通,經由BIM模型的輔助將設計資訊自動化生成圖面、明細與金額,減少製圖和計算的人力。第五章除了介紹系統的建立,也利用訪談專家驗證本系統在網路溝通的效率與BIM導入設計的實用性。

本研究之貢獻為提出一個結合BIM導入的預售屋客變系統,經測試後,目前確實適用於兩房一衛的住宅(20∼38坪),而較大坪數的住宅則仍需人力輔助,後續研究應納入: MEP模型自動化變更等議題。


In Taiwan, clients may request for design change in the pre-construction phase of housing development projects. The implementation of customized design has been regarded as important customer service for developers. There have been many researches attempted to improve the communication efficiency of design customization, while BIM (Building Information Modeling) technology has been becoming matured. With well-developed modeling, data management and visualizations tools, hence a new avenue for friendlier and efficient process of customization are to be opened up.

This research attempts to enhance the efficiency of design customization by applying BIM. A system, which makes buyers and sellers discuss about design with each others through the internet, is developed. It can generate drawings, list and amount automatically with BIM model. This system reduces the time for manual drawing and calculation. Besides, establishment of system, an interview with experts to verify the efficiency of the system in internet communication and the practicality of customized design by applying BIM are included in the 5th chapter.

Contribution of this thesis is to propose a system which integrates internet communication and BIM technology. It is proven that the system is suitable for the housing units within 66~126 m2 (a unit is combined with living room and kitchen, two bedroom and one bathroom). However, manual assistance is needed for units larger than 126 m2. Future research may include: The Customization of MEP system.
