  • 肇因2020年冠狀病毒大流行的衝擊,使得國人重視健康議題以來,居住者對居住健康的要求亦隨之增加。然住宅設計業因市場潮流與競爭壓力,造成許多以行銷手法為主訴無法符合居住需求的表象主義、非永續健康的設計紛陳,除浪費資源並影響居住健康甚鉅。因此,找出具競爭優勢的永續健康住宅設計之關鍵因素,並建立評估模型作為決策參考是永續健康之鑰。本研究旨在建立一套永續健康住宅設計之競爭優勢評估模型,結合質性和量化研究方法,藉由文獻分析與焦點團體法初擬評估準則,繼而透過修正式德爾菲法確立AHP架構為四項構面層:居住環境、支持性人造環境、人力素質、環保永續,以及十五項因素層:汙染源、噪音、日照、溫溼度、溫度調節設備、除濕設備、機械換氣系統、氣密遮陽設備、口碑形象、人性化客服、健康環境設計能力、成本控制能力、綠建材運用、節約能源、回收再利用。並應用層級分析法求出各準則權重,然後運用效用理論建立評估模型,最後再以三組住宅設計實例進行實證適用性分析。研究結果發現,永續健康住宅設計競爭優勢評估模型可以評估不同環境、人文、預算等因素下所出現的競爭力差異,讓決策者得以釐清關鍵影響因素,幫助提升競爭優勢,可做為住宅設計業的輔助決策工具。


    Since the impact of the Coronavirus pandemic in 2020 has made people pay more attention to the health issues, the requirements of the housing health from residents have also increased. However, due to marketing trends and competitive pressures, there’re many marketing methods of various designs with representation and non- sustainability and health which couldn’t meet the housing demand and seriously waste resources, even affected the housing health. Therefore, finding out the critical factors of sustainable housing design with competitive advantages, and establishing an effective evaluation model of helping operators make adequate decisions will be the imperative topic at present. This study aimed to develop a set of evaluating such competitive advantages model focusing on sustainable and healthy housing design, combining qualitative and quantitative research methods, through literature analysis and the focus group approach to preliminary evaluation criteria, and then through the modified Delphi method to establish the AHP framework as four structure layers: Living Environment, Supportive Artificial Environment, Human Quality, Environmental Sustainability. And 15 Factors: Pollution Source, Noise, Sunshine, Temperature And Humidity, Temperature Adjustment Equipment, Dehumidification Equipment, Mechanical Ventilation System, Airtight Shading Equipment, Tender Reputation & Word Of Mouth, Service Accessibility, Optimal Housing For Preserving Health, Budgets Control, Green Materials, Energy Saving, Energy Recovery. And apply the level analysis method to obtain the weight of each criterion, then use the utility theory to establish the evaluation model, and finally analyze the empirical applicability with three residential design examples. The results of the study found that the competitive advantage evaluation model of sustainable and healthy housing design can be used to evaluate differences in competitiveness under the factors of different environments, humanities, budgets and others, and allowed decision makers to clarify the main influencing factors and helped to enhance competitive advantage. It can serve as a tool supporting decision-making related to the sensational housing designers.
