外牆清洗是移除建築物的外牆髒污的建築物維護工項，然而在國內的建築規劃設計與設施管理的領域，對於建築物的外牆清洗的作業模式與設施需求上尚缺乏完整的資料。外牆清洗除了移除外牆髒污的清潔作業外，更需重視其高空外牆作業的職安風險與公共安全課題，然而在建築物的設計時常是事後考慮的事項。
本研究歸類出國內外牆清洗最為常見的四種工法:「可搬式吊籠」、「蜘蛛人」、「常設洗窗機」、「高空作業車」，並以此為主體探討以下之研究目的:

1.探討建築物外牆清洗工法的性質。

2.調查建築物對外牆清洗作業的影響。

3.分析不同工法的費用組成與估價方式。

藉由文獻回顧、田野調查、專家訪談與數據統計的方式，介紹四種外牆清洗工法、深入分析四宗案場與進行外牆清洗費用的合理價格估算，得到以下成果:

1.對四種外牆清洗工法的人力需求、空間使用、設備機具之差異與特色、作業流程等資訊進行完善的整理與陳述，提供建築設計者與物業維護者對於外牆清洗可以有充分的參考資訊，並且得出每種外牆清洗工法皆有其適用之場合。

2.實地觀察分析台北101大樓與另外三宗個案的外牆清洗作業以釐清外牆清洗與建築物環境之間的影響，發現地面管制區的佈設是必須進行的前置作業、建築物的環境會影響外牆清洗效率、外牆清洗主要清洗窗戶玻璃。

3.根據公開的時價資訊，分析不同工法外牆清洗的費用組成並著重於「可搬式吊籠外牆清洗工法」並從「工期」與「面積單價」兩個方面估算合理的外牆清洗費用。

Façade cleaning is a kind of building façade maintenance to remove dirt on the exterior walls of building. However, in the field of architectural programming, design and facility management in our nation, there was lack of enough information about working process and equipment need about building façade cleaning. Except for the operation that removing dirt on the façade by cleaning, façade cleaning should be paid more attention on occupational safety and public safety about working at height. However, this issues were afterthought in the building design stage.

This research enumerated the most common four façade access methods for façade cleaning: “Temporary suspended working platform (TSWP)”,” Rope access (RA)”,” Building maintenance unit (BMU)”,” Mobile elevating working platform (MEWP)”. According to these methods. This research discussing the following purpose.

1. The characteristic of the four façade access method of façade cleaning.

2. Case study the building factor impact on the façade cleaning operation.

3. Exploring the methods’ cost composition and estimating the cleaning price.

By means of literature review, field investigation, expert interviews and data statistics. This research introduced the four methods, deeply analyzed four cases, and estimated reasonable price of façade cleaning. Eventually, got the results below.
1. Explaining the difference about manpower, space occupation, equipment and machine, and process. That can provide enough reference to the building designer and property manager. In conclusion, each methods all have their useful place.

2. Observing the façade cleaning on the Taipei 101 and another three case to figure out the building condition impact on façade cleaning. Finfing that setting up controlled zone should before any moves, building environment influenced on the efficiency of cleaning, and window glass is often the clean object of façade cleaning.

3. According to price which open accessed, analysing each cost composition of four façade cleaning methods. Estimating the reasonable cost of façade cleaning of TSWP method via “duration” and “unit price of area.”
