都市的房屋成本日趨高漲，造成民眾無法以合理的價格支付房租與房價。因此政府近年來推動興建公營出租住宅政策，來幫助民眾解決居住問題。然而，國內現有的公營住宅室內固定的隔局，並不能滿足多樣的承租者需求，而開放建築的理念即是使建築物具有高度的配置彈性，與公營出租住宅多元的需求相近。基於以上背景與動機，本研究研提一座開放式公營出租住宅支架體原型，並進行應用模擬，提供相關單位進行規劃時的參考。

　　本研究的具體的研究內容包括下四點：
1.分析現有公營出租住宅設計規劃內容，並評估其優缺點 。
2.設計規劃開放式公營出租住宅建築支架體原型 。
3.分析建築支架體原型的涵容力，證實開放式公營住宅之可行性。
4.說明開放式公營出租住宅多元選擇性的使用時機與操作方式。

Housing prices increased in metropolitan areas, that people cannot have an accommodation at a reasonable cost. In recent years, the government pursued social housing policy try to solve the housing problem of residents. However, most of social housings in Taiwan are provided with compartment, people can’t change the layout indoor follow their mind. The concepts of open building is to create variations indoor, it is similar with the needs of renters in social housing. Based on the background and motivation above, this research is going to develop an open building prototype with high capacity for social housing, and made the simulation application to it. To be adopted by the government and relevant unit.

There are four main objectives of this study:

1. To analyze the architecture planning of social housing in Taipei city, and to evaluate the advantages and disadvantages of them.
2. Developing of an open building prototype design for social housing.
3. To analyze the capacity of the support of prototype that this research designed. To make sure it's work for social housings.
4. To expand the time and the operation procedure of the vary selectiveness of social housing.
