建築給排水系統作為住宅設備的重要組成部分，其系統設計的合理性，對今後住戶的更換、及未來的維護產生重要影響。建築結構體的生命週期較給排水衛生設備長，在建築結構體生命週期內免不了需要進行改修工程。臺灣目前對於配管系統實務上，尚未有明確規定不得穿過樓板，配置到下層天花板跨越所有權範圍，以至有許多層出不窮的糾紛產生。而近年來政府為落實居住正義推動社會住宅政策，目標八年要完成二十萬戶，建議在規畫設計階段時應導入同層排水技術，其排水系統設計的合理性將影響日後的維護更新。本研究以生命週期成本分析「傳統穿板構造配管」與「三種同層排水構造配管」，於整體更換整建及局部更換維修之生命週期成本效益分析，研究顯示由傳統穿板更改為架高構造配管，局部更換維修之生命週期成本費用提升近10萬元，倘若在一開始就導入同層排水，對於日後更換或維修皆可以省下大筆金錢外，同時解決了上下層住戶之間糾紛、產權問題，於日後維修施工方面也有較佳表現。以建築造價整體來看，導入同層排水工法所佔的百分比大約增加1%-3%，其維修、施工時間階有最佳表現，同層排水工法導入於社會住宅可行性之觀點，延長建築壽命營運管理期與降低日後維護修繕成本，同時解決長期維修漏水時產生的所有權範圍不合理之處。

As an important part of residential equipment, the rationality of the system design of building water supply and drainage system has an important impact on the replacement of residents and the maintenance of the future. The life cycle of the structure is longer than that of water supply and drainage sanitation equipment, and the renovation works need to be carried out in the life cycle of the building structure. Taiwan's current practice of the piping system, there is no clear provision not to cross the floor, configured to the lower ceiling across the ownership range, so that there are many endless disputes. In order to implement the housing justice to promote the social housing policy, the government aims to complete 200,000 households in eight years, in the future social housing only rent and not sell the situation, the Government for the early planning and design stage is more important. In this study, the life cycle cost analysis of "traditional plate construction pipe" and "three same-layer drainage construction pipe", in the renewal and maintenance conditions of the life cycle cost-benefit analysis, Research shows that from the traditional wearing board to high-structure dispensing pipe, local replacement maintenance life cycle cost increased by nearly 100,000 yuan, if the introduction of the same layer of drainage at the beginning, for future replacement or maintenance can save a lot of money, while resolving disputes between the upper and lower-level households, property rights issues, in the future maintenance and construction has a better performance. In terms of the overall construction cost, the percentage of imported same-layer drainage work increased by about 1%-3%, its maintenance, construction time level has the best performance, the same layer drainage method was introduced into the social housing feasibility point of view, extendthe construction life operation management period and reduce future maintenance and repair costs, while solving the long-term maintenance leakage caused by the unreasonable ownership range.
