  • 在30多年前,台灣物流產業缺乏合法的倉儲場地,有七成倉庫建在違法用地,隨時可能被檢舉。另外產業未規模化,廠商不肯投資設備,導致產業升級卡關。台灣雖然是科技島,但缺少國際級倉儲場地,物流產業與國際市場脫節。需改善土地合法性,整合資源,加速升級轉型,才能符合國際市場需求,提高台灣物流產業的競爭力。
    本論文個案主角張建泰先生,因為想要「改變」,所以對台灣物流產業開下第一槍。個案起源於2002年張建泰先生接到父親的任務,花了10年時間,到國外進修、考察和學習,充份瞭解國際物流產業市場的需求及台灣物流產業的問題。他運用創新思維和持續為更好而改變的精神,於2012年將位於瑞芳閒置30年的十五萬坪荒地改造成慧智物流園區,成功讓香港利豐集團進駐並吸引到國泰人壽的關注。2014年結合國泰人壽子公司神坊資訊成立「永聯物流開發股份有限公司」(Ally Logistic Property,以下簡稱永聯/ALP)。共同投入300億元資金,打造「物流共和國」品牌,經營全台物流設施及園區網絡。由國泰人壽出資負責全台購地、神坊輸出資訊技術,ALP則為品牌營運者負責物流園區設計規劃及營運,三者形成全新的營運合作模式。
    本論文為哈佛個案式論文,分為個案本文及教學指引兩部份,主要運用個案公司ALP改變台灣物流產業的發展經過,來探討「設計思考」、「數位賦能」、「策略聯盟」、「資源基礎」等理論與管理應用,分析個案結合管理元素與理論,並探索其涵意與應用,最後透過應用來結合理論與實務,因而發展出本論文個案之教學目標。
    ALP是一家以物流地產開發為起點,致力於打造智慧化物流園區的創新型公司。以「持續為更好而改變Change for Better」為理念,透過規模經濟和智慧化資訊科技,成功提升傳統物流產業倉儲設施,提出「基礎設施即服務」商業模式,整合物流上下游產業,形成產業聚集效應並發展專業倉儲,提供全面性的物流服務解決方案。
    ALP活用「設計思考」打造全國第一個大型現代化智慧物流園區,為台灣物流產業,最早提供「數位化、自動化與機器人」解決方案的廠商之一。並與特捷物流、艾立運能以「物流地產+服務+運輸產業」為核心,形成「物流產業全新生態圈」,讓客戶可以「共享物流設施與自動化設備」。以「持續為更好而改變Change for Better」為理念,堅持不斷的創新並重新定義物流行業,而這正是ALP持久競爭優勢的展現,因此ALP能夠以更好地滿足不斷在演變的產業需求,提供全國唯一以量計價的創新倉儲服務解決方案,成為台灣倉儲界的AWS。


    More than 30 years ago, Taiwan's logistics industry lacked legal storage sites, and 70% of the warehouses were built on illegal land, which could be reported at any time. The industry has not scaled up, and manufacturers are unwilling to invest in equipments, resulting in no upgrades. Although Taiwan is a technology island, it lacks international storage space, and its logistics industry is out of touch with the international market. It is necessary to improve land legality, integrate all resources, and accelerate upgrading and transformation in order to meet the needs of the international market and improve the competitiveness of Taiwan's logistics industry.
    Mr. Zhang Jiantai, the protagonist of the case in this paper, fired the first shot at Taiwan's logistics industry because he wanted to "change". The case originated when Mr. Zhang Jiantai received his father's assignment in 2002. He spent 10 years in studying and then surveying abroad to fully understand the needs of the international logistics industry market and the problems of Taiwan's logistics industry. Using innovative thinking and the spirit of continuous change for the better, he transformed the 150,000-square-meter wasteland in Ruifang, which had been idle for 30 years, into a smart logistics park in 2012, successfully allowing Hong Kong Li & Fung Group to settle in and attracting Cathay Life Insurance focus on. In 2014, "Ally Logistic Property" (Ally Logistic Property, hereinafter referred to as Ally/ALP) was established in conjunction with Shenfang Information, a subsidiary of Cathay Life Insurance. Jointly invested 30 billion Taiwan dollars to build the "Logistics Republic" brand and operate logistics facilities and the park networks across Taiwan. Cathay Life Insurance is responsible for purchasing the land in Taiwan and Shenfang exported the information technology, while ALP is responsible for the design, planning and operation of the logistics park for the brand operator. The three companies form a new operation and cooperation model.
    This dissertation is a Harvard case-based dissertation, which is divided into two parts: the case essay and the teaching guide. It mainly uses the case company ALP to change the development process of Taiwan's logistics industry, and discusses "design thinking", "digital empowerment", "sharing economy", "Resource-Based" and other theories and management applications, analyze the case and combine management elements and theories, and explore its meaning and application, and finally combine theory and best practices through application, thus developing the teaching objectives of this thesis case.
    ALP is an innovative company that started from the development of logistics real estate and is committed to building a smart logistics park. With the concept of "continuously change for better", through economies of scale and intelligent information technology, it had successfully upgraded the storage facilities of the traditional logistics industry, invented the "infrastructure as a service" business model, integrated the upstream and downstream industries of logistics, and formed an industry gathering effect and developing the professional warehousing, providing the comprehensive logistics service solutions.
    ALP utilizes "design thinking" to create the first large-scale modern smart logistics park in Taiwan, and is one of the earliest manufacturers to provide "digitalization, automation and robotics" solutions for Taiwan's logistics industry. And together with Ally Logistic Service and Ally Transport System, with the logistics real estate + service + transportation industry as the core, a "new logistics industry ecosystem" is formed, allowing customers to "share logistics facilities and automation equipments". With the concept of "continuously change for better", ALP insists on continuous innovation and redefine the logistics industry, and this demonstrates of ALP's lasting competitive advantage, so ALP can better meet the ever-evolving industry needs , providing the only volume-based innovative warehousing service solution in the country, becoming the AWS of Taiwan's warehousing industry.
