    • 近年來，臺灣大都會地區房價居高不下，以台北市為例，房價所得比高，因此租房的人越來越多，而租金也有走高的趨勢。研究主要探討在都會地區租屋時，租屋決策的影響因子重要性及各因子之間的相對重要性，以文獻回顧歸納相關租屋因子，建立都會區租屋決策影響因子的層級架構，其次針對租屋者作問卷調查，進而分析租屋決策的影響因子，了解房客在租屋考量因子的重要性及各因子之間的優先排序，研究結果可提供房東、政府規劃住宅政策參考，以滿足市場需求。

    In recent years, the price of houses has been rising in urban cities of Taiwan. Take Taipei city for example, the higher ratio of the house price to the income, the higher the demand of the house rental, and this result in higher costs of rent.
    This study aims to discuss the importance of the critical factors of decision-making for house rental and the relative importance of each factors when in densified urban areas.
    The first section of this thesis summarizes the relevant rental factors through the literature reviews. The second part is to establish a system of factors affecting rental decisions in metropolitan areas. Finally, a questionnaire for renters is conducted to analyze the influencing factors of decisions when renting houses, and to know the relative importance and the priorities of each factors. The result of this study could be provided to the landlords and the government as a reference for further housing policy, and to meet the demands in the market of house rental.
