永續環境的觀念逐漸受到重視,如何延長住宅生命週期並提升其使用價值成為未來永續發展的重要議題。目前台灣住宅市場趨近於飽和,對於住宅新建量需求逐漸降低,加上消費者對於住宅要求和以往有所不同,造成目前住宅整建需求的增加。然而整建知識涉及專業判斷,常導致消費者與廠商因資訊不對稱而產生許多問題。本研究藉由提出永續住宅整建遊戲,模擬廠商間之競爭,協助住戶在有限預算下判斷或評選出對自身最有利的整建方案。研究結果顯示,透過遊戲的進行有助於改善目前資訊不對稱的現象;消費者也能獲得最大的住宅品質改善;同時採用永續整建之效益也會在遊戲中討論與驗證。


The concept of sustainable environment becomes more and more valued in the world. How to extend the life cycle of the dwelling and promote its value becomes the important issue of the future development of sustainable environment. The dwelling market is close to be carrying capacity, the needs of new dwelling becomes lower and lower gradually. The demands of customers are different from before. It causes the increase of the demands of refurbishment. However the knowledge about refurbishment involves the professional estimation, it often causes the problems between customers and manufacturers because of the “information asymmetry”. This research simulates the competition between manufacturers by address the sustainable housing refurbishment game to assist residents choose the best scheme in a budget with limit. The result of this research shows that through the process of this game, it is helpful to improve the phenomenon of information asymmetry; the customers also can gain the most improvement of living quality; the benefit of sustainable refurbishment will be discussed and tested through the game.
