合宜的景觀設計可以提升房地產價值與居住者健康福祉。因應臺灣都市人口密集的住宅開發個案,來探討此特殊環境條件下,影響集合住宅景觀綠地的關鍵因子。同時也將開發商、潛在的購屋者、景觀建築師、建築師、工程師、營造廠(AEC)等與景觀綠地的規劃設計、施工、維護使用生命週期密切關連者可能的差異見解納入研究探討的目的中。
根據廣泛的文獻回顧與非結構性的AEC相關專業人員訪談,擬定26個可能影響景觀設計的關鍵因子。採用立意抽樣法將透過Google網路問卷,發放給參與者來評估各個因子的重要性。問卷回收有效樣本為380份。問卷回收後的分析採Friedman檢驗與Kruskal-Wallis 等無母數統計方法來對26個景觀設計和服務因子在各參與者族群與之間的重要性進行排序和區分。
統計分析結果顯示,住宅開發商最關心的因子為:維護管理便利性。景觀建築師最關切的前三個關鍵因子依序為:熟悉環境相關法規、具備跨領域思維和具備高效溝通力。建築工程營造 (AEC) 專業人士和潛在購屋者則最關心節能的設計。雖然可食地景和生產性地景兩項因子被排列在26項因子中的最後兩順位,但是仍具備中等重要性。相信這些研究調查結果不僅能提供AEC專業人員重新審視設計方法,再者,亦能幫助公私有開發商在未來的住宅開發景觀綠地項目中更有效地制定政策和決策。
Proper landscape design for housing green space has often being associated with the wellbeing benefit and real-estate value uplift around the world. As Taiwan is a highly populated country with lots of existing and on-going housing developments, it is also an aim of this study to try to promote the importance of the housing green space in Taiwan for these reasons. To conduct this research, the green spaces of some selected new housing developments or existing housings are first being observed and studied to identify the location within the housing or housing complex. The preliminary results suggested that green spaces were provided in both new and existing residential housings but the accessibility and visual aesthetic portions are still needed to be improved. Thus, to improve green space quality of the future housing or housing development, views from landscape architects, other AEC professionals, potential housing developers and buyers are explored to understand the potential landscape design and service factors. This is also the objective of the study.
There are 26 landscape design and service factors which are proposed for an evaluation of importance level of each. These design and service factors are derived and based on relevant literature reviews and interviews with AEC professionals. The 26-landscape design and service factors were turned into the questionnaire and distributed via “Google Forms” to the participants. An effective sample of 380 is obtained and reported. Non-parametric statistical methods such as the Friedman test and Kruskal-Wallis were used to rank and differentiate the importance level of the 26 proposed design and service factors between groups. The results showed that from a landscape architects’ perspective; regulation compliance, interdisciplinary thinking and effective communication are the top three most important factors; while for the potential housing developers, the ease of maintenance is evaluated as the top factor. And from the other AEC professionals’ and buyers’ perspectives, energy saving is one of the top three most important factors. Due to control methods in place for the COVID-19 outbreak in Taiwan, edible landscapes and vegetable plots are ranked as the bottom two factors with a moderate importance level. For countries that have not yet adopted licensing for landscape architects and LIM/BIM requirements for landscape projects, the importance level is high and particularly expected by the potential housing buyers. It is to believe that these preliminary findings not only can be re-examined by the AEC professionals for the design methods but also can assist public housing agency and private developers for policy and decision making effectively in future housing development green space projects.
