檢視國內的建築環境,適合居住的土地開發已呈現飽和狀態,加上薪資結構改變與少子化的社會趨勢,新建住宅需求量逐漸降低,而為了延長建築生命週期、改善居住品質,整建將成為整個建築產業的主軸。整建經常遭遇兩項問題:消費者與廠商之間資訊的不對稱、住宅整建資源未有效利用。本研究目的將針對上述問題,提出一種有效的診斷與修復決策建議方法,解決住宅整建所遭遇的困難。本研究為了達到資源分配最佳化,所以採用動態規劃法,過程中將探討住宅構件老化與劣化判斷、構件修復技術與促進住宅永續等議題,透過五個研究步驟(文獻蒐集與調查、問卷與訪談調查、專家訪談、決策最佳化求解法、個案研究),以建立一套診斷與修復決策建議方法,提供住戶作為住宅整建時的參考。此決策支援系統是以住宅整建現況評估表、住宅整建修復技術表及最佳化程式運算介面等方式呈現,藉以幫助消費者在整建時作為決策依據。

Looking over the domestic building environment, the land development suitable for living has already presented the saturated condition, in addition, the wages structure changes the social trend with little sons, the demand of newly-built house is reduced gradually, and in order to lengthen building life cycle, improve the quality of inhabitting, exactly build the main shaft that will become the industry of the whole building. But, the domestic house exactly builds the market not yet ripe, consumers lack relevant professional knowledge, most manufacturers and also lack relevant technology and combine ability, to exactly building the industry to promote and take shape and hinder.
With the improvement of the national living standard, a lot of people's requisitions for quality of the house improve day by day, and the existing house is really up to the degradation progressively of life cycle, a lot of households have already been unsatisfied with existing house quality, but for fear of the money and doing in the test amount of time, purchase the new room with rebuilding selecting bestly on the spot, then how to be strong in examining and repairing to the existing house it will be topics that households care about.
A lot of advanced countries have already shared a lot of valuable experience too to exactly building and doing technological development, as to opinion that build exactly being not only by repair, not newer in order to can resume house former and organic, also propose it for lengthening building life cycle, improving the house to inhabit quality, with mediating such attention continuing the idea forever as the environment of internal and external house,etc.
Start to the idea and technology that are exactly built relatively late domestically, but the increase because of the demand, must grind and draw up relevant cooperation policies, and development and application of technology must stand in the breach, but it is that the government and industrial circle pay close attention to the focus to lack relevant research at present.
