近年來，由於商辦需求增加，產生出建築物環境清潔維護的議題，然而國內目前對此方面的研究較少討論。本研究針對辦公建築「環境清潔維護」進行調查、資料搜集彙整。所得出成果可提供業主、物業管理單位參考並依調查內容，整理出如何推估新案場對於環境清潔維護所需清潔人力、各項耗材費用。本研究以台北101大樓「辦公大樓」，以環境清潔維護、病媒防治、及清潔作業人力配置方法論，為主體探討以下之研究目的:
1.辦公大樓公區環境清潔作業。
2.辦公大樓公區病媒蚊防治作業。
3.清潔作業人力配置步驟方法論。
透過現場實地調查與訪談委外清潔廠商/管理人員，於本研究介紹兩個清潔作業案例，分析各作業流程及清潔人力配置方法，得到以下成果:
1.了解辦公大樓公區清潔維護，如何針對場域需求規劃清潔場域、作業區域、 作業時間、人力配置、清潔設備、費用，提供物業維護者對於清潔維護可以有充分的參考資訊。
2.了解台北101辦公大樓遵循病蟲害整合管理(Integrated Pest Management)，做為病媒防治作業方法，可作為後續須申請LEED標章辦公大樓，做為參考。
3.根據清潔作業人力配置方法論，可提供業主及物業管理單位，針對建築物清潔人力、作業、費用評估，做為參考資料。

Recently, by the increase of commercial building requirements, showing up studies for the maintenance management of building environment cleaning issue. This study analyzes the maintenance management of building environment cleaning for office building as modelling. The concluding of this study can provide building holder, facility manager as reference that provided information to estimate the new case clean and maintence cost of manpower, material. This research studied Taipei 101 to discussed the methodology of its building environment cleaning, pest control, and manpower allocation. The goal of research as following.

1. Operation of public area cleaning in commercial office building.
2. Operation of public area pest controlling in commercial office building.
3. Methodology of manpower arranging process for cleaning operation.

Though field investigation and interview somebody from cleaning companies and property managers. In this research introduced two cases of cleaning operation and analyzed the working process and manpower allocation. The research got the achievement below.

1. Knowing the cleaning of the public area in office building to make cleaning program, working area, time consume, manpower allocation, cleaning tool and equipment, and cost. That can provide property manager enough information to cleaning.
2. The reference for applying LEED certification by studying the Integrated Pest Management know-how in Taipei 101.
3. Make the methodology of manpower allocation of cleaning operation, that can be the reference of manpower, working process, and cost for building holder and facility managers.
