隨著資訊時代來臨與臺灣社會整體性的結構變遷,住宅單元已由傳統形式架構轉化為集合住宅類型,更由於住戶家庭形態呈現多樣化、少子化、高齡化的現況問題,驅使現今集合住宅建築所需面臨的不只是建築物本身的機能(Function)問題,不論投資、自住、仲介或是建商等族群,建築物座落之環境影響因子(Impact factors),必然成為各方考量的關鍵因素。
本研究於第二章,主要透過文獻探討及實地觀察,建立研究方法。文獻範圍包含集合住宅之定義、建築法規之解釋、集合住宅類型、地段及區位價值。此外,由於現代大眾交通捷運系統之普及化與地區公共建設及都市計畫發展,此兩項指標是重點的影響因子,因此本研究在選擇以近年集合住宅開發及捷運路網成形的林口地區作為分析案例,亦透過不同個案整理,進行分析比對,此部分在第三章以都市計畫回顧、人文發展課題(變更都市計畫)與A9捷運林口站及其鄰近集合住宅建案分析,定位本研究在分析上的對象與背景。
本研究於第四章分析評估因子之形成,居住環境與生活模式因為時代快速變遷,成為多樣化的異質狀態,本研究第四章之小結,亦將所謂的新生活型態歸納為三個取向,分別為及時生活、全齡生活、價值生活。透過整理之影響因子分析評估,在選擇與分類上能站在目前時代的趨勢與立場,確立交通、飲食、購物的便利性與可及性並評估外在的公共資源與判別是否符合各年齡層適用的全齡環境或是藉由因子組成,來確認未來新生活可提升的生活型態。
第五章說明本研究整體分析之集合住宅評估因子探討之階段性成果,歸納出三點結論,分別為1.各關係族群皆需評估因子協助判斷、2.捷運車站成為集合住宅評估之關鍵、3.新居住生活型態之整合為未來趨勢。但由於本研究之結論主要作為階段性的分析彙整與提出,參考價值仍屬有限,建議後續研究者可循分類之架構作為應用與討論,增訂或重編本研究之分類,提供更多元之因子成為評估項目。

The advent of the information age and structural changes in Taiwan’s society have contributed to the transformation of residential units from conventional forms to multifamily residential types. Moreover, Taiwan’s diversified households, low birth rate, and aging society have subjected multifamily housing to problems regarding building functions as well as impact factors of building locations. Both have inevitably become critical factors of consideration for different parties, including investors, resident buyers, real estate agents, and construction companies.
Section 2 details the research method, which involves a literature review and field observations. The scope of the review ranges from the definitions of multifamily housing to the interpretation of the Building Act, types of multifamily housing, and values of regions and locations. In addition, the prevalence of the metro as part of the modern public transport system as well as development of regional infrastructure and urban planning are two indicators of major impact factors. Thus, this study selected the Linkou region—prospering from the development of multifamily housing and the metro network in recent years—for case study analyses. Furthermore, this study organized different cases within the region for analysis and comparison, and presented urban planning review, humanities development topics (changes to urban planning), and analysis of multifamily residential construction projects adjacent to Linkou Station (A9) of Taoyuan Metro in Section 3 to clarify the research targets and background.
Section 4 analyzes the establishment of evaluation factors. In a time of rapid changes, people’s living environments and lifestyles have become diverse and heterogeneous. As indicated in this section’s summary, these new lifestyles can be divided into three orientations: timeliness, all-age friendliness, and value. This study proposed lifestyle choices and categories in accordance with the analysis and evaluation of the compiled impact factors. Accordingly, this study confirmed the accessibility of transportation, dining places, and shops (i.e., their convenience) in Linkou, assessed whether the region was friendly to people of all ages using external public resources as an indicator, and identified the lifestyle that can be improved in the future through the combination of the mentioned factors.
Section 5 presents the results of a certain phase in the holistic analysis of impact factors for multifamily housing, with the following three conclusions proposed: (1) All parties concerned require evaluation factors to assist with their judgment. (2) Metro stations have become the key to evaluating multifamily housing. (3) The integration of new living styles is a future trend. However, the reference value of the proposed conclusions is limited because they were compiled and derived from the analysis results of a certain phase of the entire research. Subsequent researchers are advised to apply the framework and initiate discussions accordingly. Additions to and revisions of the proposed category framework may provide diverse factors as evaluation items in relevant studies in the future.
